Handing back the apartment is the final act of any tenancy, and often the most delicate one: that inspection determines whether you get your deposit back, which in Italy is typically worth two or three months’ rent. Italian law requires tenants to return the property in the condition they received it, allowing for normal wear and tear. Dirt, however, can: a caked oven, a bathroom full of limescale or greasy wardrobes aren’t wear and tear, they’re a lack of cleaning, and the landlord can withhold from the deposit whatever is needed to put it right.
The most important piece of advice is to document everything: take dated photos of every room after cleaning, ideally on the day of the handover itself. If a dispute comes up, they’re worth more than a thousand words.

End-of-lease cleaning isn’t ordinary cleaning: an empty apartment highlights every corner that’s stayed hidden behind furniture for years.
The kitchen, under special scrutiny
This is the room where most deposits are won or lost. The oven needs a thorough degrease, racks and glass included; the cooker hood and its filters collect years of vapours; the fridge and freezer need to be emptied, defrosted and left open and clean. Don’t forget the inside of the cupboards, the doors, and the tiles behind the hob.
The bathroom and limescale
Taps, showerhead, shower enclosure and fixtures need to come back free of limescale marks. Tile grout and the sealant around the shower are the first things an attentive landlord looks at. Check the drain too, and any cabinet under the washbasin.
Windows, frames and shutters

Far more than people realise. Structural defects can be disputed, dirt can’t: it’s there, visible, easy to photograph, and the landlord can easily work out the cost of hiring a company to fix it. Showing up for the handover with a genuinely clean apartment removes any grounds for complaint and speeds up the return of the deposit, which must happen after the property’s condition has been checked. A spotless apartment also puts you in a stronger position if the landlord raises other objections.
Getting the timing right: when to organise cleaning
The classic mistake is leaving it to the very last day, with furniture still inside and the removal van waiting outside. The sequence that actually works looks different:
- Two weeks before: set the handover date and book the cleaning
- A few days before: finish the move and empty the apartment
- One or two days before: a deep clean once the apartment is empty
- On handover day: final photos and handing over the keys
Cleaning should always happen after the apartment has been cleared out: cleaning around furniture that’s still there means leaving exactly the corners uncovered that the landlord will look at.
